Safety Hazards
Anything in your home that can lead to injury or illness.
Major Defects
These are things that could prevent you from obtaining financing or put a big dent into your budget such as structural problems or failure of any major home system (electrical, plumbing, HVAC, etc).
Minor problems that could lead to major defects
These are things that if not repaired or replaced could lead to a major problems (such as missing roof flashing, damaged seals, etc). These are the items that you want to have repaired or replaced BEFORE signing on the dotted line.
